This house was bought as a fix-and-flip. Then the renovation crew cleared the backyard, found the Colorado River running along the property line, and the plan changed. Inside the renovated river house
The open living room centers on a big reclining sectional and an 80-inch TV, with arcade games for rainy afternoons and late nights. The kitchen was redone top to bottom with new counters, cabinets and stainless appliances, and it's stocked with the cookware and tableware you need to cook for a crowd. A dining table seats the group, and a separate desk gives remote workers a real place to plug in.
The bedrooms have plush beds and Roku TVs, and the bunk room makes the kids' sleeping arrangements easy. Both bathrooms were fully renovated, including a tiled walk-in shower. There is a washer and dryer in the house, too.

Step out back and the property opens up: a lawn with loungers and a fire pit, picnic tables and yard games, BBQ grills, and a viewing deck above the water with lounge and dining seating. A path leads down to the riverbank for fishing, wading and kayaking (rentals on site). Wi-Fi extenders even reach the deck.

How many people does the river house sleep?
The house sleeps up to 10 guests in six beds across three bedrooms, including a bunk room that kids love, and has two full bathrooms.
Is the kitchen stocked?
Yes. The renovated kitchen has cookware, tableware and the basics for real meals, so you only need to bring groceries.
Is there Wi-Fi and a place to work?
Yes. High-speed Wi-Fi covers the house and reaches the river deck, and there is a dedicated desk workspace inside.
Is the house good for families with babies?
Families stay here often. A past guest mentioned using the bassinet and pack-n-play available at the house — ask when you book so it is set out for you.
Can friends bring an RV and stay with us?
Yes. Four full-hookup RV sites sit on the same property, so part of your group can stay in the house and part in RVs, sharing the river, deck and fire pit.
Is there a minimum stay?
Yes, two nights. The person booking must be at least 25 and staying at the house.
Are pets allowed?
No. Pets are not allowed in the house or anywhere on the property.
What is the cancellation policy?
Full refund up to 30 days before check-in. Booked fewer than 30 days out? Full refund if you cancel within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in, and no refund after that.
